Four East Bays in one
The East Bay is not one kind of move. Along the shoreline, older cities sit on flat ground beside I-880 and I-80: Victorians, bungalows, duplexes and apartment blocks, many with no driveway. Behind them the hills rise fast, with steep streets, long outdoor stairs and houses set well above the curb. Through the Caldecott Tunnel on Highway 24, Lamorinda and Walnut Creek have larger lots, winding roads and more single-family homes. Over the hills to the southeast, the Tri-Valley along I-580 and I-680 is newer subdivisions, townhome communities and HOAs. We plan an East Bay move around which of these four you are leaving and which one you are moving into.

East Bay requests in 2026
From mid-July to late October 2026, about 1 in 5 of the quote requests that came to us directly started in the East Bay, roughly as many as from San Francisco. Oakland and Fremont led, followed by Walnut Creek, Berkeley and Pleasanton, with single requests from across Contra Costa County and the Tri-Valley.
What changes by part of the East Bay
| Area | Typical homes | What we ask before quoting |
|---|---|---|
| Shoreline cities (Oakland flats, Berkeley, Emeryville, San Leandro, Hayward, Fremont) | Older houses, flats, lofts, apartments | Where the truck can stop, stair count, elevator and COI |
| Oakland and Berkeley hills, El Cerrito heights | Houses above or below the street | Outdoor steps, driveway slope, how close a 26-foot truck can get |
| Lamorinda and the I-680 corridor (Orinda, Lafayette, Moraga, Walnut Creek, Concord) | Single-family homes, larger lots, retirement communities | Garage and attic contents, long carries, gate or community rules |
| Tri-Valley (Dublin, Pleasanton, Livermore, San Ramon, Danville) | Newer subdivisions, townhomes, HOAs | HOA move rules and COI wording, garage access |
Getting there and the drive between homes
Our base is in San Jose. Fremont is a short run up I-880 and downtown Oakland is about 38 miles; we do not charge for the drive to your door. The East Bay morning arrival window is 9 to 11 AM, and the crew calls about 30 minutes ahead. Once loaded, the drive to the new home is job time, counted twice under California's double drive time rule when the two addresses are more than 10 minutes apart. Oakland to Alameda or Berkeley often stays under that; Tri-Valley to San Francisco or the Peninsula never does, and bridge and commute traffic make an early start the better choice.
Rates for East Bay homes
Same price list as the rest of the Bay Area, every day of the week: 2 movers $145 an hour for very small moves, 3 movers $175 as the standard crew, 4 movers $235 for three-bedroom homes over 1,800 square feet or homes with four or more bedrooms over 1,500 square feet. The minimum is 3 hours, then 15-minute steps. Hills, stairs and long walks to the truck add time but no separate fee. Blankets, tape, wardrobe boxes, floor protection and furniture assembly are included; packing supplies are billed as used.
East Bay checklist
- Ask your city whether a temporary no-parking permit or signs are needed for the truck. Oakland and Alameda have their own processes, described on our Oakland and Alameda pages.
- For HOA townhomes and condos, ask for the certificate wording; we send a COI free with the HOA name, mailing address and email.
- Hill homes: count the outdoor steps and note any tight turns on the road up.
- Tri-Valley communities: check move hours and where trucks may park.
- Payment at the end: cash, money order, Visa or Mastercard (3% card fee).

Questions and answers
What time do movers arrive in the East Bay?
Morning moves in the East Bay arrive in a 9 to 11 AM window. The crew calls about 30 minutes before arriving.
Do you charge more for hill homes?
No. The hourly rate is the same everywhere. Stairs and long carries take more time, and time is what changes the total.
Is a move from Pleasanton to San Francisco billed for the drive?
Yes. The drive between the two homes is part of the job and is counted twice because the addresses are more than 10 minutes apart. The drive to your first address is free.
Can you provide a COI for my HOA?
Yes, at no charge. Send the HOA or management name, mailing address and email.
