Warm Springs is the southern end of Fremont, where the city meets Milpitas and the South Bay. It is named for natural hot springs that once drew visitors to the foot of the hills. Today the district is defined by the Warm Springs BART station, the big manufacturing and tech sites along the bay side of I-880, and the residential streets that run between I-880, I-680 and Mission Boulevard. Mission Peak and the eastern hills look down on all of it.
Only 11 miles from our base
From downtown San Jose we drive about 11 miles north on I-880 or I-680 to reach Warm Springs, one of the shortest trips we make into Alameda County. Fremont follows our East Bay arrival window of 9 to 11 AM, and the crew calls 30 minutes before arriving. There is no charge for the drive to you. Many people here are moving to or from San Jose or Milpitas; if the two addresses are more than 10 minutes apart, the drive between them is doubled under California rules.
Old ranch streets and new buildings by BART
The housing comes in two clear generations. West of Mission Boulevard and around Warm Springs Boulevard are single-family neighborhoods of ranch and two-story homes, mostly from the 1960s and 1970s, with attached garages and backyards. Around the BART station, newer development has brought mid-rise apartment buildings and townhome communities with podium parking, elevators, shared courtyards and leasing offices.
The older homes are straightforward: flat lots, short driveways, a garage to empty. The new buildings take coordination, because the truck needs a loading area and the elevator needs a booking.
Whether you are leaving a furnished unit with a few boxes or a full family house, the questions we ask are the same: how many rooms, how many stairs or elevator rides, what is heavy, and how far the next home is. A phone conversation gives you a rough idea, and for a house a free on-site visit gives you a not-to-exceed price you can plan around.
Loading at the new communities
Before you schedule, ask the leasing office or HOA what they require: a reserved elevator, specific move hours, a loading zone, a certificate of insurance. We send the COI at no charge once we have the management name, mailing address and email. Elevator waiting time is billed as job time, so a confirmed slot keeps the bill lower. In townhome communities with private streets, tell us where guest parking is; David checks access and will say if a shuttle is needed.
Rates for a Warm Springs move
A one- or two-bedroom apartment or townhome is typically a 3-mover job at $175 an hour; a very small studio can be 2 movers at $145. A three-bedroom house over 1,800 square feet or a four-bedroom home calls for 4 movers at $235. Every job starts with a 3-hour minimum, then counts in 15-minute increments, with the same rate weekdays and weekends.
How long a Warm Springs move takes, and what it costs
For planning purposes, we used the clock from jobs our own crews finished and closed this year, and the table below is the result. The rows show what is common, not what is promised. The actual charge is the rate times the hours, counted in quarter hours.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3.5 to 4 hours | $613 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 4.5 hours | $525 to $788 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Source: final invoices on our own local moves for direct customers, July to October 2026, middle half of each size group, not counting account or partner-billed jobs or jobs where we packed the whole home. Materials are billed as used; minimum 3 hours, then 15-minute increments.
Ranch homes on flat lots with short driveways are straightforward, and a move to or from San Jose or Milpitas more than 10 minutes away adds doubled drive time between the two homes.
