Burlingame Movers for Downtown Apartments, Older Homes and Hillside Lots

Burlingame has two shopping streets, which tells you something about how it is laid out. Burlingame Avenue, near the Caltrain station, is the busy one, with apartment buildings packed into the blocks around it. Broadway, closer to the north end, is smaller and runs from El Camino Real toward US 101. Between and around them are neighborhoods of older single-family homes on tree-lined streets, many with front porches and detached garages at the back. Past Interstate 280 the land rises into Burlingame Hills, an unincorporated area of hillside houses with views and winding roads. On the bay side of 101, the waterfront is mostly hotels and offices.

El Camino Real through Burlingame is lined with rows of tall old eucalyptus trees. They are lovely, and they leave very little room for a moving truck to stop on the highway itself, so loading usually happens from a side street.

Between mid-July and late October 2026 we received 3 quote requests from Burlingame, all local moves: one 1-bedroom, one 2-bedroom and one 3-bedroom home. A small sample, but it shows the range: apartment renters and full-house owners both call us from here.

Apartments near Burlingame Avenue and Floribunda Avenue

Mostly mid-size buildings, some with elevators and some with only stairs. Many managers set move hours and want a certificate of insurance. Ours is free; send us the manager's name, mailing address and email.

Easton Addition, Ray Park, Burlingame Park and Lyon-Hoag

Older houses, often two stories with a narrow staircase, original wood floors and plaster walls. We put down floor runners, wrap furniture in blankets, and take apart beds and large tables so they make the turn at the stair landing without scraping.

Burlingame Hills and the west side

Hillside homes with steep driveways and sometimes steps from the street to the door. The truck stays on level ground and we carry from there.

Residential blocks near downtown fill up early, and many curbs are lined with street trees that limit where a ramp can land. We pick a spot ahead of time and, where the city requires it, help you sort out what is needed to hold curb space for the truck. Plan on a car or two being moved out of the way the night before. On a hillside street, a cleared, level curb is worth more to us than a close one.

1. Three to four weeks out: book the date. For a full house, set up an on-site estimate; we do not quote from video.
2. Two weeks out: get building move hours and elevator reservations confirmed, and pass the COI details to us.
3. One week out: decide which items you are packing and which we are. Tell us about any piece you are not sure will fit up or down the stairs.
4. Day before: clear the driveway and a path to the door, and set aside valuables to carry yourself.
5. Move day: the first Peninsula job arrives between 8 and 10 AM, and the crew calls about 30 minutes before.

We price by the hour. A typical apartment or two-bedroom house gets our standard crew of 3 movers at $175 an hour. Larger houses, three bedrooms over 1,800 square feet or four bedrooms and more, get 4 movers at $235. Two movers at $145 is for the smallest moves. There is a 3-hour minimum, then 15-minute increments, and the rate is the same on every day of the week. Full service includes blankets, tape, floor protection, loaner wardrobe boxes and furniture disassembly and reassembly. Packing materials are billed as used.

Burlingame is about 30 miles northwest of downtown San Jose, up US 101. We do not bill for driving to you. If your two addresses are more than 10 minutes apart, the drive between them is doubled by state rule.

Burlingame moving cost by home size

To give you a feel for the total, we took the hours billed on Bay Area moves we finished this summer and fall and priced them at our crew rates. This is not a flat price: your charge is the rate times the hours, counted in quarter hours.

A hillside home on the west side with a steep driveway and steps to the door takes more time than a downtown apartment with an elevator, and both are billed only for the time used.

• Hillsborough borders Burlingame to the west, with large homes and no apartments at all.
• Baywood is just south in San Mateo, older houses under big trees.
• San Mateo is the larger city next door, from downtown to Bay Meadows.
• Millbrae, to the north, is centered on its BART and Caltrain station.
• Foster City is across 101 and Highway 92, flat, planned and built around a lagoon.
