The newer side of Dublin

Dublin Ranch is the master-planned part of east Dublin, north of I-580 and largely east of Tassajara Road, stretching out along Fallon Road and Dublin Boulevard. It was built out in phases over the last two decades, so the streets are wide, the landscaping is new and the neighborhoods are organized around parks, schools and shopping centers near the freeway. Emerald Glen Park sits at its western edge, and the Dublin/Pleasanton BART station is a short drive west.

A typical Dublin Ranch move is a step up: from a townhome to a single-family house a few streets away, or from an apartment elsewhere in the Bay Area into a first home. ZIP 94568 covers all of Dublin, and it sent us too few quote requests this summer and fall to report a number for Dublin Ranch alone.

Most homes here are less than 25 years old: three-story townhomes with garages at street level, condo buildings with elevators and shared corridors, and two-story single-family houses on compact lots.

Townhomes, condos and two-story houses

Most homes here are less than 25 years old: three-story townhomes with garages at street level, condo buildings with elevators and shared corridors, and two-story single-family houses on compact lots. New construction makes a move simpler in some ways, with standard door widths and modern layouts, but the stairs are real. In a three-level townhome the main living floor is often up one flight and bedrooms up another, so every sofa and dresser climbs or descends twice.

If you have a large sectional, an adjustable bed or home gym equipment, we take it apart and put it back together as part of a full-service move.

HOAs, guest parking and garages

Most Dublin Ranch homes belong to an HOA, and many associations have rules about where a truck may park, move hours or reserving a condo elevator. Ask your HOA before the date. If they want a certificate of insurance, we provide it free; send the HOA name, mailing address and email. Narrow alley-loaded garages behind townhome rows are common, so it helps to know whether the truck should stand on the main street or in a guest lot. It needs about 40 feet with its ramp.

What to expect on the bill

A two-bedroom townhome is usually 3 movers at $175 per hour. Four movers at $235 per hour fit three bedrooms over 1,800 square feet or four bedrooms and up, which describes many single-family houses here. Two movers at $145 are only for very small moves. Each job has a 3-hour minimum, then 15-minute billing, and the price is the same on weekends. Elevator waiting in condo buildings counts as job time.

Typical Dublin Ranch move by home size

To help you budget a Dublin Ranch move, we pulled the real hours from moves our crews completed between July and October 2026 and set them next to the crew rate for each size. Read the numbers as a typical spread; the total for a Dublin Ranch move is always the hours used times the crew rate.

Home sizeCrewTypical hoursTypical cost
Studio3 movers, $175/hr3.5 to 4 hours$613 to $700
1 bedroom3 movers, $175/hr3 to 4.5 hours$525 to $788
2 bedrooms3 movers, $175/hr4.5 to 7.75 hours$788 to $1,356
3 bedrooms, under about 1,800 sq ft3 movers, $175/hr7 to 12.5 hours$1,225 to $2,188
3 bedrooms over about 1,800 sq ft, or 4+ bedrooms4 movers, $235/hr7 to 12.5 hours$1,645 to $2,938

Figures use the middle half of billed hours from local moves we completed for direct customers July through October 2026, drive time between homes included, account and full-pack jobs left out. Boxes and other supplies are extra, and no job bills under 3 hours.

Stairs add time, not a fee, so a three-level townhome with the boxes packed and the garage cleared stays closer to the low end of its row.

From our San Jose base

Dublin Ranch is about 26 miles north of downtown San Jose by I-680 and then I-580 east to Tassajara or Fallon Road. Morning arrivals in the East Bay are 9-11 AM, with a crew call 30 minutes before. There is no charge to get to you. Moves where the two addresses are more than 10 minutes apart have the drive between them doubled under California rules; a move inside Dublin often stays under that.

Dublin Ranch checklist

  • Read your HOA's move rules and request the COI early.
  • Reserve the condo elevator if your building has one.
  • Tell us which floor each room is on in a three-level townhome.
  • Clear the garage and driveway so the crew has a straight path.
  • Keep the community gate or garage code handy if one applies.
  • Ask about a 7% repeat-customer discount if you moved with us before.

Questions and answers

How many movers does a three-story townhome need?

Usually three for a two-bedroom and four for a larger three-bedroom over 1,800 square feet. Stairs add time, not a separate fee.

Does my HOA need anything from you?

Many ask for a certificate of insurance, which we provide free. Send us the HOA name, mailing address and email.

Can you take apart my sectional and home gym?

Yes. Disassembly and reassembly come with a full-service move. Very heavy gym equipment over 300 pounds needs a photo first so David can confirm.

What time does the crew arrive in Dublin?

East Bay morning moves have a 9-11 AM arrival window, and the crew calls 30 minutes before they reach you.

I am moving from Dublin Ranch to San Jose. How is the drive billed?

Driving to you is free. Since the drop-off is more than 10 minutes away, the drive between the two homes is doubled under California rules.
