Condo, HOA and high-rise building moves

Short answer

Most condo towers, HOAs and managed apartment buildings in the Bay Area ask movers for a certificate of insurance, a reserved elevator and a set move window. Our insurance broker has issued certificates to about 300 buildings, HOAs and property managers we have worked with, many of them in San Francisco.

The longer answer

Getting the certificate of insurance (free)

  1. Ask management for the move policy and the certificate requirements (certificate holder wording, additional insureds, limits).
  2. Send us the building or HOA name, its mailing address and the email the certificate should go to. There is no charge.
  3. We send the request to our insurance agent and forward the certificate as soon as it is issued.

What our certificate shows

General liability$1,000,000 per occurrence / $2,000,000 aggregate
Auto liability$1,000,000
Cargo$100,000
Workers' compensation$1,000,000

If a building requires higher limits, send us the requirement before you book so we can confirm whether it can be met.

Elevators and time

Local moves are hourly. Elevator waiting time is part of the move time, so a dedicated reservation is the best way to keep the total down. There is no separate charge for stairs or elevators. Our truck is 26 feet long. If a building's dock or garage cannot take that size, tell us early: David checks the access before move day and tells you whether a shuttle is needed, which adds a truck rental and labor.

Rates

Hourly, for the whole crew and the truck: 2 movers $145, 3 movers $175, 4 movers $235, with a 3-hour minimum and 15-minute increments after that, plus any packing materials used. The rate is the same every day. Moving blankets, tape, wardrobe boxes, floor protection and furniture disassembly and reassembly come with every full-service move. Time spent waiting for the elevator counts toward the hours, so a firm reservation saves money.

More questions people ask

Do you charge for a certificate of insurance?

No. Send us the HOA or building name, its mailing address and the email for the certificate.

How fast can I get the COI?

We send the request to our insurance agent as soon as you give us the details and forward the certificate once it is issued. Ask early, since many buildings will not confirm a move date without it.

Can you meet a building's higher insurance requirement?

Send us the written requirement and we will confirm before you book.
