Newer apartment and condo towers with reserved elevators, loading docks and move-in paperwork, next to a ballpark and an arena. Here is how a Mission Bay move day runs.

Mission Bay grew up on former rail yards and industrial land south of Mission Creek, and nearly all of it has been built in the last few decades. Most addresses are in ZIP 94158. Third Street runs through the middle with the T Third light-rail line, the UCSF Mission Bay campus fills much of the southern half, and Chase Center, the Warriors' arena, sits near the waterfront. Oracle Park is just across Mission Creek to the north.
The neighborhood borders SoMa and South Beach to the north, Potrero Hill to the west across Interstate 280, and Dogpatch to the south, with the Bay along the east side. The Caltrain station at 4th and King is a short walk from the northern blocks. Houseboats line part of Mission Creek, but almost every move here involves a modern building rather than a house.
That changes how the day is planned. Instead of front stairs and curb gaps, the work centers on the building: reserving the elevator, booking the loading dock or garage entrance and sending a certificate of insurance before management will approve the date.
Most Mission Bay buildings run moves through the management office. This is the order we work in with you:
Get the building's move policy in writing: approved days and hours, how the elevator is reserved, whether a deposit is required and what the insurance certificate must say.
Forward management's certificate of insurance requirements. We provide the COI for the building you are leaving and the one you are moving into.
Many buildings have a loading dock or a garage loading zone with its own booking. If yours does not, SFMTA temporary no-parking signs reserve curb space; the SF parking permit guide explains how to apply.
Giants games at Oracle Park and events at Chase Center bring heavy traffic and full streets. If your date overlaps one, plan an early start or ask us about another day.
The crew checks in with the front desk or dock manager, confirms the elevator is set for the move and lays floor protection from the unit to the elevator. Furniture is wrapped in moving blankets in the unit.
Furniture that needs it is taken apart in the unit, and items are staged by the elevator so every trip is full. At the new address the steps run in reverse, ending with reassembly.
Hourly rates: $145 for 2 movers, $175 for 3 movers, $235 for 4 movers, with a 3-hour minimum, plus packing materials used. Time spent waiting for a shared elevator counts toward the hours, so a dedicated reservation saves money.
Floor protection, moving blankets, tape, wardrobe boxes, and furniture disassembly and reassembly come with every full-service move. Packing packages run Standard, Silver (+$35/hr) and Golden (+$70/hr). See the moving cost guide.

Front desk, service elevator and firm move hours in most buildings. The elevator reservation and the COI are the first two things to settle.
Often managed by an HOA with its own move form, deposit and approved hours. Ask the manager early, since some buildings book move slots weeks out.
The same rules as anywhere in the neighborhood, plus event traffic. Move timing matters more here than almost anywhere in the city.
Life-science and office buildings have their own dock rules and after-hours windows. Our commercial moving service handles office furniture, files and equipment.

Yes. Send us the building's requirements and we provide the COI to management, for both the old and the new address.
If you can, yes. Games at Oracle Park and events at Chase Center fill the streets with traffic. If your date is fixed, an early start helps.
2 movers are $145 an hour, 3 movers $175 an hour and 4 movers $235 an hour, with a 3-hour minimum, plus packing materials used. Elevator waiting time counts toward the hours.
Book the dock time with management and tell us the window. We schedule the truck to arrive at the start of it.
It is usually the best way to keep the truck close to the entrance. The SFMTA authorizes temporary no-parking signs; apply a week or more ahead and confirm current rules and fees at sfmta.com.
Office furniture, files and general equipment, yes, through our commercial moving service. Tell us about the building's dock rules and any after-hours requirements.
SoMa and South Beach are just across Mission Creek, Potrero Hill rises to the west beyond the freeway, and the Mission is a short drive away.
