Flat ground, crowded curbs

The Mission District sits on the level valley floor east of Twin Peaks. Most of it falls inside ZIP 94110, with the northern blocks in 94103. Mission Street and Valencia Street run north to south through the middle, crossed by 16th, 18th and 24th Streets and, at the southern edge, Cesar Chavez Street. Dolores and Guerrero Streets, both wide and lined with homes, make up the western side.

Around it are the Castro and Noe Valley to the west, SoMa to the north, Potrero Hill to the east and Bernal Heights to the south. Landmarks make it easy to give a crew directions: Mission Dolores at 16th and Dolores, Dolores Park a few blocks south of it, and the 16th Street Mission and 24th Street Mission BART stations. Distances here are short. The time goes into parking and stairs, not driving.

Stacked flats and walk-ups

01

Victorian and Edwardian flats

Many buildings hold two or three units stacked one above another, each with its own door at the sidewalk. Upper units are reached by a long, straight interior staircase, so every trip to an upper flat climbs one or two full flights.

02

Tight landings

Rooms are generous but the route in is not. Narrow halls, steep stairs and small landings mean sofas, bed frames and tall dressers often have to come apart. Disassembly and reassembly come with a full-service move.

03

Older apartment buildings

Buildings along Mission and Valencia often have small lobbies and either no elevator or a compact one. Tell us which when you ask for a quote so the crew size and time fit the building.

04

Newer condo buildings

Recent mid-rise buildings usually have an elevator and a loading area, with set move hours. Ask the management office early about the elevator booking and the certificate of insurance. We provide the COI.

Getting the truck close

Curb space is the hardest part of most moves here. A few habits make the day go faster:

Common moves04 · Move types

Short hops and longer hauls

A move from one Mission flat to another can be a few blocks, and it still takes careful planning at both ends: two sets of stairs, two curbs and sometimes two parking reservations. Our local moving crews handle those in-city moves, as well as moves out to the Peninsula, the East Bay or the South Bay.

If the lease ends before the new place is ready, packing and storage can bridge the gap. Leaving California entirely? See long-distance moving. Small shops and studios on the commercial streets can look at commercial moving.

$145-185per hour · team of 3 movers

A team of 3 movers costs $145-185 an hour with a 3-hour minimum, plus any packing materials you use. Where the rate lands inside that range depends on the date and availability.

Moving blankets, tape, wardrobe boxes, floor protection, and furniture disassembly and reassembly are included on every full-service move. Packing packages are available too: Standard, Silver (+$35/hr) and Golden (+$70/hr). The moving cost guide explains what drives the hours.

Moving next door?

The Mission borders several neighborhoods with their own quirks: steep cottage streets in Bernal Heights, hillside blocks in Noe Valley and Potrero Hill, and towers with loading docks in SoMa.

Mission District
moving FAQ.

Do I need a parking permit for a move in the Mission?

It is not required, but on most Mission blocks it is the only dependable way to get curb space. The SFMTA authorizes temporary no-parking signs for a set stretch of curb. Applying a week or more ahead is a safe target, and the signs generally need to be posted about 72 hours before the move. Confirm current rules and fees at sfmta.com.

My flat is two flights up with no elevator. Is that a problem?

No. Stair carries are normal in the Mission. Tell us the floor and the number of flights when you ask for a quote so the time estimate reflects them.

How much does a Mission District move cost?

A team of 3 movers is $145-185 an hour with a 3-hour minimum, plus packing materials used. The rate depends on the date and availability.

Will my sofa make it up the stairs?

Measure the tightest spot on the route, usually the stair turn or the doorway at the top, and compare it with the sofa. Many pieces can be taken apart. If something truly will not fit, we talk through the options before move day.

Do you provide a certificate of insurance for my building?

Yes. We provide the COI and coordinate the elevator time with building management.
