Big blocks, tall buildings, one-way streets

South of Market stretches from Market Street south toward Mission Bay, crossed by long blocks of Mission, Howard, Folsom, Harrison, Bryant and Brannan Streets and the numbered streets that run from the waterfront toward the Mission. The northern part is ZIP 94103, the area near the Bay Bridge and Rincon Hill is 94105, and the blocks toward South Beach and Mission Bay are 94107. Interstate 80 and the Bay Bridge approach run overhead.

Landmarks include Yerba Buena Gardens, SFMOMA, Moscone Center, South Park and the Caltrain station at 4th and King. The housing is newer than almost anywhere else in the city: residential towers, mid-rise apartment blocks and warehouse buildings converted to lofts, with a few older flats on the small alleys. That means elevators, loading docks and building rules on nearly every move.

Street parking is scarce on weekdays, and the long blocks mean the nearest legal curb can be a fair walk from a building entrance. A good plan pairs the elevator reservation with either a loading dock time or a reserved stretch of curb close to the door the building wants movers to use.

Your SoMa move day02 · Step by step

From booking to the last box

A tower or loft move succeeds or fails on preparation. This is the sequence we follow with you:

  1. 2 to 3 weeks before

    Get the building's rules

Ask management for the move policy: allowed hours, elevator reservation, deposit, insurance requirements and loading dock access. Book the earliest elevator slot you can.

  2. Same week as booking

    Send the COI request

Forward the building's certificate of insurance requirements to us. We provide the COI to management, for the old building and the new one.

  3. About a week before

Settle the curb or the dock

If the building has a loading dock, confirm the time. If the truck has to use the street, SFMTA temporary no-parking signs reserve the curb; the SF parking permit guide covers the process. Many SoMa streets are one-way, so tell us which side of the street the entrance is on.

  4. Move morning

    Check in and protect

The crew checks in with the front desk or dock manager, confirms the elevator is keyed for the move and lays floor protection along the route. Furniture is wrapped in moving blankets before it leaves your unit.

  5. Loading

    Work the elevator window

Furniture that needs to come apart is disassembled in the unit. The crew stages items by the elevator so each trip is full and the reservation is used well.

  6. Delivery

    Repeat at the new address

At the destination the steps run in reverse: check-in, protection, elevator trips and reassembly of everything we took apart.

SoMa moving cost03 · Pricing
$145-185per hour · team of 3 movers

A SoMa move costs $145-185 an hour for a team of 3 movers, with a 3-hour minimum, plus packing materials used. Your date and our availability set the exact rate. Elevator waits count toward the hours, so a good reservation saves money.

Disassembly and reassembly, moving blankets, tape, wardrobe boxes and floor protection are included on every full-service move. Packing packages: Standard, Silver (+$35/hr) and Golden (+$70/hr). See the moving cost guide.

Building types04 · What to expect

Four kinds of SoMa building

01

Residential towers

Doorman or concierge desk, a dedicated service elevator in many buildings, and firm move windows. The COI and the elevator booking are the two things to sort out first.

02

Warehouse lofts

High ceilings and big open rooms, but sometimes an older freight elevator with a manual gate or a narrow stair. Measure the elevator cab and door for oversized pieces.

03

Live/work units

Often a mix of home furniture and studio or office equipment. Tell us about desks, shelving, computers and anything heavy so the crew is sized correctly.

04

Offices

Office moves are often done after hours or on weekends. Our commercial moving service covers desks, files and equipment for small and mid-size offices.

SoMa
moving FAQ.

Do you provide a certificate of insurance for SoMa buildings?

Yes. Send us the building's COI requirements and we provide the certificate to management, at both the old and new addresses.

What if my building has a loading dock?

Even better. Confirm the dock time with management. We coordinate the truck's arrival with the dock and the elevator reservation.

How much does a SoMa apartment move cost?

Three movers cost $145-185 an hour with a 3-hour minimum, plus packing materials used. The rate depends on date and availability; elevator waiting time counts toward the hours.

Can you move studio equipment from a live/work loft?

Yes. List the heavy or delicate items, such as workbenches, shelving, computers and large prints, when you request a quote so the crew and truck are sized for them.

Can you move our office on a weekend?

Yes. Tell us the date and the building's rules, and we plan the crew around them. See our commercial moving page for details.

Do I need a street permit if the building has no dock?

Usually it is the best way to get the truck close. The SFMTA authorizes temporary no-parking signs; apply a week or more ahead and confirm current rules and fees at sfmta.com.
