South Beach Movers on the San Francisco Waterfront
South Beach movers for waterfront condos and warehouse lofts near the ballpark and the Embarcadero. 3 movers $175/hr, 3-hr minimum. 1-877-417-6060.

Ballpark, marina and a flat waterfront
South Beach runs along the Embarcadero from the Bay Bridge down to the ballpark where the Giants play, with South Beach Harbor and its marina in between. Brannan, Townsend and King Streets cross it, the Muni light rail runs down the Embarcadero and King, and the Caltrain terminal at Fourth and King is a short walk away. Unlike most of San Francisco, the ground is flat, which is a real advantage on moving day. Dollies roll straight from the lobby to the truck, and a long carry across a courtyard costs far less time here than the same distance on a hill in Russian Hill or Telegraph Hill.
Mid-rise condos and old warehouses
The housing here came mostly in the last few decades: mid-rise condo buildings with garages and courtyards, apartment complexes along the water, and brick warehouses converted into lofts with high ceilings and big windows. Buildings usually have an elevator, a lobby and a management office, and many run moves on a booking system. Lofts can hold oversized pieces, long dining tables, platform beds and big shelving, which take longer to wrap and to get around corners than the square footage suggests.
Our South Beach numbers
South Beach straddles two ZIP codes, 94105 and 94107, which also cover Rincon Hill, part of SoMa, Mission Bay, Potrero Hill and Dogpatch. Together those ZIPs sent 13 public quote requests between mid-July and late October 2026, all local, and 8 were booked or completed. One-bedroom and two-bedroom homes led with four each, followed by two studios and one three-bedroom.
Game days and the curb
On days when the ballpark has a game or a concert, King, Third and the streets around them fill with crowds and traffic, and parking disappears. Check the schedule before you settle on a date; a quiet weekday morning is far easier. The truck is 26 feet long and needs about 40 feet of legal curb with its ramp, or a building loading zone. If no legal spot exists, a temporary permit can be processed, which our SF parking permit guide explains. Double-parking citations are added to the bill. David checks access on Google Maps before move day and lets you know if a shuttle would be required.
Hourly pricing near the water
Most moves here are one- or two-bedroom condos, handled by three movers at $175 an hour. A small studio can be done by two movers at $145, and a three-bedroom over 1,800 square feet, or a home with four or more bedrooms, gets four movers at $235. There is a 3-hour minimum and then 15-minute increments. Weekend rates match weekday rates, and the time spent waiting for a building elevator is billed like the rest of the job.
South Beach moving cost by home size
We took the billed time on our recent local jobs for direct customers where the home size was recorded and turned it into the cost ranges below. Read the numbers as a typical spread; the final cost is billed hourly for the time your move actually takes.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3.5 to 4 hours | $613 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 4.5 hours | $525 to $788 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Hours are the middle half of billed hours on our recent local moves for direct customers, July to October 2026, including the drive between homes; account and partner-billed jobs and jobs with our full packing service are left out. Packing materials are extra, and every job has a 3-hour minimum ($525 with 3 movers).
Flat ground helps here, but oversized loft pieces take longer to wrap and to steer through hallways, which can push a loft toward the top of its row.
How far the crew travels
We drive from San Jose, about 41 miles southeast, usually up US-101 or I-280, and you are not billed for that trip. The arrival window for San Francisco mornings is 9 to 11 AM, and the foreman calls about 30 minutes before arriving. If your destination is more than 10 minutes away, state rules double the drive time between the two addresses.

Questions and answers
Should I avoid moving on a Giants game day?
Yes, if you can. Traffic and parking around the ballpark get very tight, which costs time on an hourly move.
My loft has a huge dining table. Can you move it?
Usually, yes. We take off legs and leaves where possible and wrap it in blankets; if a piece weighs over 300 pounds, send David a photo first.
Does my building need a certificate of insurance?
Most do. We provide it free once you send the management company name, mailing address and email.
Is it cheaper to move on a weekday?
The hourly rate is the same every day. Weekdays can still save time when the streets and elevators are less busy.
Do you charge to drive up from San Jose?
No. There is no charge for travel to your location.
