Not the same as the Outer Sunset

Further west, the Sunset is long rows of garage-under houses on flat, sandy blocks. The inner end is older and more mixed. Along Irving and Judah you find apartments and flats stacked over storefronts, reached by a street door and a straight interior stair. On the side streets there are Edwardian homes and flats from the early 1900s, plus 1920s and 1930s houses. South of Judah the ground climbs fast, and homes toward Parnassus and Golden Gate Heights sit on steep lots with long front stairs.

That mix means two Inner Sunset moves can look nothing alike. A flat above a cafe on Irving is all stairs; a house on a hillside block can mean a long carry from a curb that is lower than the front door.

The busy end of the Sunset

The Inner Sunset is the eastern slice of the Sunset, wedged between Golden Gate Park on the north and the slopes of Mount Sutro and Grand View on the south, and ending roughly at 19th Avenue. Irving Street and 9th Avenue form a lively commercial center of restaurants, groceries and bookstores. The UCSF Parnassus campus sits on the hill above, the de Young and the Academy of Sciences are a short walk into the park, and the N Judah streetcar runs through on its way to the ocean.

Streetcar tracks and medical traffic

The N Judah tracks mean a truck can never block the rail lane, and the commercial blocks of Irving and 9th fill up early with deliveries and shoppers. Near the hospital, parking turns over constantly. The truck is 26 feet long and wants about 40 feet of curb once the ramp is down. If no legal stretch exists, a temporary space can be processed through SFMTA; our San Francisco parking page covers it. A double-parking citation would be added to the bill, so we sort out the space beforehand.

Requests from across the city

Only two requests came from 94122 during our latest data window, and that ZIP also includes part of the Outer Sunset, so we will not draw conclusions from it. Citywide, San Francisco sent 43 non-account quote requests between mid-July and late October 2026. Twenty-eight became booked or completed jobs, and all but 3 were local moves.

Rates for flats and hillside homes

Most flats here get three movers at $175 per hour. A hillside house with three bedrooms over 1,800 square feet, or one with four or more bedrooms, gets four movers at $235. A very small load can go with two movers at $145. Billing starts with a 3-hour minimum and then counts in 15-minute pieces, with the same rate seven days a week.

From a studio to four bedrooms: Inner Sunset move costs

The hourly rate alone says little about the total, so we grouped the billed hours from local jobs we closed between July and October 2026 by home size and kept the middle half of each group. What you pay is the hours worked times the rate, in 15-minute steps after the 3-hour minimum.

Home sizeCrewTypical hoursTypical cost
Studio3 movers, $175/hr3.5 to 4 hours$613 to $700
1 bedroom3 movers, $175/hr3 to 4.5 hours$525 to $788
2 bedrooms3 movers, $175/hr4.5 to 7.75 hours$788 to $1,356
3 bedrooms, under about 1,800 sq ft3 movers, $175/hr7 to 12.5 hours$1,225 to $2,188
3 bedrooms over about 1,800 sq ft, or 4+ bedrooms4 movers, $235/hr7 to 12.5 hours$1,645 to $2,938

Based on billed hours from local moves for direct customers that we closed July to October 2026 (middle 50%), drive between addresses included; account or partner-billed jobs and full-packing jobs excluded. Add packing materials used. The 3-hour minimum applies to every move.

Because of that mix of stair flats and hillside lots, two Inner Sunset moves of the same size can land far apart in the table. The on-site estimate is where we pin yours down.

Getting here from San Jose

From downtown San Jose the Inner Sunset is about 43 miles northwest. We do not charge for driving to you. San Francisco morning starts use a 9 to 11 AM window, and the foreman calls about 30 minutes before arriving. Moving across the park to the Richmond, or over to the Haight, often stays under the 10-minute threshold at which state rules double drive time between addresses.

Inner Sunset to-do list

  • If you live above a storefront, tell us whether the street door opens straight onto a stair.
  • On a hillside lot, count the steps from the sidewalk to the front door.
  • Pick a move time that avoids your block's busiest delivery hours if you can.
  • Decide early whether a curb space must be reserved.
  • Set aside anything perishable; we do not move food from the fridge.

Questions and answers

Can the truck park on Irving Street?

Only where there is legal curb that does not block the streetcar. On busy blocks we often plan a reserved temporary space instead.

My hillside house has a long front stair. Will that slow things down?

Yes, long stairs add time, which you pay at the hourly rate. There is no separate stair fee, and we see the stairs during the on-site estimate.

Do you move furniture out of a UCSF-area rental with a short lease end?

Yes. Tell us the date the keys are due and we schedule around it, based on availability.

Can I tip the crew on my card?

Yes. Tips are optional and go directly to the movers, whether cash, card or Venmo to a mover.

Do you charge for wardrobe boxes?

No, wardrobe boxes come with the move and go back with the crew. Packing materials you use are charged as used.
