Living on the hill

Twin Peaks is the high ground in the middle of San Francisco. The two summits are open space, crossed by Twin Peaks Boulevard and topped by a viewpoint that draws tourists all day. The homes are on the slopes below: along Clarendon Avenue, around Midtown Terrace, down toward Upper Market and the Castro, and over to Diamond Heights and Glen Park. Sutro Tower rises just to the west. Streets here follow the contour of the hill instead of a grid, so they curve, double back and dead-end.

A lot of the housing went up from the 1930s through the 1960s: single-family homes, some townhouse-style buildings and a few small apartment complexes.

Houses built into the slope

A lot of the housing went up from the 1930s through the 1960s: single-family homes, some townhouse-style buildings and a few small apartment complexes. Because the lots are steep, many homes put the garage at street level and the living space above or below it, so a move often means stairs inside the house as well as out. Downhill-side homes can have the bedrooms a floor or two beneath the street. Big view windows and open living rooms are easy to work in; narrow interior stairs to the lower levels are where planning matters.

What the hill does to a moving day

Curving streets have short stretches of straight curb, and some blocks have parking on one side only. On the steepest or narrowest roads the truck may have to stop at a wider, flatter spot, and the crew carries from there. Before the day, David looks at the access and lets you know if a shuttle would be needed; that would add truck rental and labor, and you would hear about it in advance. Fog and wind near the summit can make for a damp morning, so every piece is wrapped in blankets before it leaves the house. For permit rules on reserving space, see our SF parking guide.

Hourly pricing on the hill

Three movers at $175 an hour cover most two- and three-bedroom hillside homes. If the house is three bedrooms over 1,800 square feet or has four bedrooms or more, we send four movers at $235 an hour. Two movers at $145 handle only very small loads. Expect a 3-hour minimum and 15-minute billing after that, with no weekend premium and no fee for stairs beyond the time they take.

Typical Twin Peaks move by home size

For planning purposes, we went through the closed local jobs in our system from the last few months to build the ranges shown here. Use the table as a planning guide. Your invoice follows the actual time on your job.

Home sizeCrewTypical hoursTypical cost
Studio3 movers, $175/hr3.5 to 4 hours$613 to $700
1 bedroom3 movers, $175/hr3 to 4.5 hours$525 to $788
2 bedrooms3 movers, $175/hr4.5 to 7.75 hours$788 to $1,356
3 bedrooms, under about 1,800 sq ft3 movers, $175/hr7 to 12.5 hours$1,225 to $2,188
3 bedrooms over about 1,800 sq ft, or 4+ bedrooms4 movers, $235/hr7 to 12.5 hours$1,645 to $2,938

Figures use the middle half of billed hours from local moves we completed for direct customers July through October 2026, drive time between homes included, account and full-pack jobs left out. Boxes and other supplies are extra, and no job bills under 3 hours.

Many homes put the garage at street level with bedrooms a floor or two below, so stairs inside the house as well as out push a Twin Peaks move toward the upper end.

San Francisco quote requests

Twin Peaks spreads over two ZIP codes, 94131 and 94114, and together they gave us too few requests to report. The citywide numbers are more meaningful: from mid-July to late October 2026, San Francisco households sent 43 quote requests outside our account work. Of those, 28 were booked or completed, and 6 were studios.

From San Jose to the summit

The trip from downtown San Jose is about 42 miles northwest, typically by I-280, and you pay nothing for it. Expect the crew between 9 and 11 AM on a morning start, with a call roughly 30 minutes ahead. If your destination is more than 10 minutes away, California rules double the drive time between pickup and drop-off; most moves down to Noe Valley or the Castro stay below that.

Plan for the slope

  • Tell us which floor each room is on relative to the street.
  • Clear the garage so it can be used as a staging area if it opens at curb level.
  • Note any pieces that must go down an interior stair to a lower bedroom.
  • Move your own cars off the street in front the night before.
  • Keep a path clear of plants and planters on outdoor steps.
  • If the new home is in the South Bay, remember the drive between addresses is part of the billed time.

Questions and answers

Can your truck get up my street?

Usually yes. If the road is too narrow or steep, David checks the access ahead of time and tells you before move day whether a shuttle is needed and what it adds.

Do lower-level bedrooms cost extra?

No. Interior stairs add time at the hourly rate, nothing more.

What if it rains or the fog is heavy?

We move in most weather and wrap furniture in blankets, so pieces stay protected on the way to the truck.

Can you take apart our sectional and bed frames?

Yes. Disassembly and reassembly are included on full-service moves.

Do you offer a discount for a repeat move?

Yes. Repeat customers get 7%, friend referrals 5%, and real-estate-agent referrals 7%, with a name or phone number as proof.
