Can the truck park on Third Street?
No, not in the rail lanes. We look for legal space on a side street, or help you plan a temporary permit.

Dogpatch movers for Victorian cottages, warehouse lofts and new condos along Third Street. 3 movers $175/hr, 3-hour minimum. Call 1-877-417-6060.
Dogpatch sits on the east side of San Francisco below Potrero Hill, between Interstate 280 and the bay, with Third Street and the T Third light rail running through it. It grew as a neighborhood for shipyard and factory workers, and a cluster of its small wooden houses survived the 1906 earthquake and fire. Today 22nd Street has cafes and restaurants, the old Pier 70 shipyard is being redeveloped, Crane Cove Park opened on the water, and the Caltrain stop at 22nd Street links it to the Peninsula.
Dogpatch housing changes from one building to the next. On Tennessee, Minnesota and Indiana, nineteenth-century cottages and flats have front stairs, narrow halls and low doorways. Former warehouses and factories have been turned into live-work lofts with freight elevators or wide stairs and big open rooms. And new mid-rise condo buildings with elevators, garages and move rules fill many former industrial lots. One estimate does not fit all three, which is why we price after seeing the home. Live-work lofts in particular can hide studio equipment, workbenches or heavy shelving that changes the crew size, so walk us through every room and any storage area during the visit.
ZIP 94107 covers Dogpatch together with Potrero Hill, part of Mission Bay and part of SoMa. Between mid-July and late October 2026 it produced 6 public quote requests, all local moves, and 4 of them were booked or completed. Two were one-bedroom homes, and there was one each of a studio, a two-bedroom and a three-bedroom.
The T line runs down the middle of Third Street, so the truck cannot stop there; side streets are usually the answer, though they fill with residents and construction vehicles. Some blocks still have industrial loading zones, uneven sidewalks or old rail tracks in the pavement. The truck needs about 40 feet of legal curb for itself and the ramp. When nothing legal is near your door, a temporary permit can be processed for the day; our permit guide has the details. Citations for double-parking go on the bill. If access looks tight, David checks your block before the move and tells you whether a shuttle is needed.
For a one- or two-bedroom cottage, loft or condo, three movers at $175 an hour is the normal crew. Two movers at $145 is for a very small load, and four movers at $235 for a three-bedroom over 1,800 square feet or anything larger. The minimum is 3 hours, then 15-minute increments. Freight elevator waits and long carries from a side street are billed as time, with no extra fee on top.
Rather than quote a vague starting price, we measured our recent local moves by the hours on the final bill and kept the middle half of each group for the table. Read the numbers as a typical spread; you are billed by the hour, so the clock on move day sets the total.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3.5 to 4 hours | $613 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 4.5 hours | $525 to $788 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Hours are the middle half of billed hours on our recent local moves for direct customers, July to October 2026, including the drive between homes; account and partner-billed jobs and jobs with our full packing service are left out. Packing materials are extra, and every job has a 3-hour minimum ($525 with 3 movers).
An old cottage with front stairs and low doorways, a live-work loft with heavy shelving and a new condo with an elevator can share a bedroom count and still land in very different parts of the range.
Dogpatch is about 40 miles from downtown San Jose, near where I-280 ends. You are not charged for our drive to you. The San Francisco morning window is 9 to 11 AM, and the foreman calls about 30 minutes out. If your next home is more than 10 minutes away, the drive between the addresses is doubled under California rules.
