The southeast corner of the city

Bayview, often called Bayview-Hunters Point, covers the southeast corner of San Francisco between US-101 and the bay. Third Street is its main street, with the T Third light rail, shops and churches, and the neighborhood climbs toward Bayview Hill to the south. To the east, the former Hunters Point Naval Shipyard and the Candlestick Point area are being rebuilt with new housing and parks, and India Basin and Heron's Head Park sit on the shoreline. It has some of the sunniest weather in the city and more single-family homes than most San Francisco neighborhoods.

Houses with garages below

Much of Bayview's housing is detached or row houses from the early and middle twentieth century, many built in the San Francisco style with a garage at street level and the living space up a flight of stairs. There are also older Victorian-era houses in pockets, apartment buildings along Third, and newer townhomes and condos in the Hunters Point and Candlestick redevelopment areas. Loads tend to be larger than in the dense neighborhoods to the north.

Getting to the door

Streets here are wider and less crowded than downtown, but many blocks are hilly and the curbs fill with residents' cars, especially in the evening. A driveway apron cannot be blocked by the truck without the owner's consent. The 26-foot truck needs about 40 feet of legal curb with its ramp; when that space is not available, a temporary permit can be processed, explained on our SF parking permit page. Double-parking citations are added to the bill. If access looks tight, David checks the street before move day and tells you whether a shuttle is needed.

Citywide requests

Bayview's ZIP code, 94124, did not send us any public quote requests between mid-July and late October 2026, so we can only give the San Francisco picture. Citywide there were 43 requests in those months, excluding account work, and 28 were booked or completed. Thirteen were one-bedroom homes, twelve were two-bedroom, six were studios, five were three-bedroom and one was four bedrooms or more.

Rates for a family home

A two-bedroom Bayview house is usually three movers at $175 an hour. For a three-bedroom over 1,800 square feet or a four-bedroom, plan on four movers at $235. Two movers at $145 is only for a very small move or when you ask for it. The minimum is 3 hours; after that we bill by 15 minutes, and the rate does not change on weekends. David tells customers a four-bedroom of about 2,200 square feet typically takes 7 to 9 hours.

Typical cost to move in Bayview

To put our rates in Bayview terms, we used the clock from jobs our own crews finished and closed this year, then multiplied those hours by the matching crew rate. Nothing here binds you or us; the invoice reflects the real time on the job, nothing more.

Home sizeCrewTypical hoursTypical cost
Studio3 movers, $175/hr3.5 to 4 hours$613 to $700
1 bedroom3 movers, $175/hr3 to 4.5 hours$525 to $788
2 bedrooms3 movers, $175/hr4.5 to 7.75 hours$788 to $1,356
3 bedrooms, under about 1,800 sq ft3 movers, $175/hr7 to 12.5 hours$1,225 to $2,188
3 bedrooms over about 1,800 sq ft, or 4+ bedrooms4 movers, $235/hr7 to 12.5 hours$1,645 to $2,938

Based on billed hours from local moves for direct customers that we closed July to October 2026 (middle 50%), drive between addresses included; account or partner-billed jobs and full-packing jobs excluded. Add packing materials used. The 3-hour minimum applies to every move.

Family homes here carry more bedrooms, a full garage and often a backyard shed, so the garage and the stair up to the living floor are where a Bayview move tends to run toward the top of its row.

Distance, arrival and drive time

Bayview is about 38 miles from downtown San Jose and sits right off US-101 at the south edge of the city. We do not charge for traveling to you. The arrival window for San Francisco mornings is 9 to 11 AM, and the crew calls about 30 minutes ahead. If you are moving more than 10 minutes away, California rules double the drive time between the two addresses.

A Bayview checklist

  • Clear the garage and any backyard shed early; they hold more than you think.
  • Move cars out of the driveway and the curb in front the night before.
  • Measure the stairs from the garage level up to the living floor.
  • For a new condo, ask the HOA about move rules and a certificate of insurance; we provide COIs free.
  • Arrange for someone to handle gas and water lines when appliances are disconnected.
  • Ask about the 5% friend referral discount if someone sent you to us.
