Small cottages on narrow lots, dead-end lanes and a few streets that turn into stairways. Answers to the questions people ask before a Bernal Heights move.
Call toll free1-877-417-6060South of the Mission, across Cesar Chavez Street, all within ZIP 94110. US 101 runs along the east side, Interstate 280 and Alemany Boulevard curve along the south, and Glen Park and Noe Valley are to the west. The hill itself, Bernal Heights Park, rises in the middle with its radio tower on top.
Cortland Avenue runs across the south side of the hill with cafes, a library and small shops. Precita Park sits at the north foot of the hill, Holly Park is on the southwest side, and the Alemany Farmers' Market is at the southern edge.
The streets wrap around a steep hill. Some are narrow with parking on both sides, some dead-end, and a few become public stairways where the slope is too steep for a road. A full-size truck cannot always get to the front door, so the carry can be longer than the address suggests.
As close as the street allows. On narrow blocks, a reserved stretch of curb makes a big difference. The SFMTA authorizes temporary no-parking signs; our SF parking permit guide covers the process, including posting the signs ahead of time, commonly around 72 hours.
On the steepest streets we choose a safe, level spot first and plan the carry from there. Cortland Avenue is busy during the day, so homes near it may be better served from a side street.
Walk the route from the street to your door and note steps, gates and tight turns. Measure your largest furniture against the narrowest door. Tell us if your street is a dead end or a stairway. Pack a first-night box, and keep valuables and documents with you.
Mostly small: workers' cottages, Victorians and Edwardians on narrow lots, many with front stairs, plus newer homes stepped into the slope. Rooms and doorways are compact, so large furniture often comes apart for the move. Disassembly and reassembly come with a full-service move.

Moving between Bernal and a neighboring area? The two ends of the move can be very different:
| Neighborhood | Typical homes | Streets | Planning focus |
|---|---|---|---|
| Bernal Heights | Cottages, Victorians, hillside homes | Steep, narrow, some stairways | Truck access and carry distance |
| Mission District | Stacked flats, walk-ups, condos | Flat and busy | Curb space, interior stairs |
| Noe Valley | Victorians, Edwardians, two-unit buildings | Level east, steep west | Front stairs, slope |
| Potrero Hill | Cottages, infill homes, condos | Hilly between two freeways | Parking on grades |

In Bernal Heights, as everywhere we work, a team of 3 movers is $145-185 an hour, 3-hour minimum, plus packing materials used. The date and availability determine the exact rate. A longer carry from the truck adds time, which is why we ask about access up front.
Every full-service move includes floor protection, moving blankets, tape, wardrobe boxes, and furniture disassembly and reassembly. Packing packages are available: Standard, Silver (+$35/hr) and Golden (+$70/hr). The moving cost guide has more.
The Mission starts across Cesar Chavez Street, Noe Valley is a short drive west, and Potrero Hill is just north across US 101.

Yes. These are short drives, so most of the time goes into access and stairs at each end. Each address gets its own parking plan.
Homes on the upper streets near Bernal Heights Park are often on the steepest and narrowest blocks. We look at access for those addresses before move day and plan the truck position and carry together with you.
Yes. The truck parks at the closest safe point and the crew carries from there. Tell us about the stairway and the distance when you request a quote so the time is planned correctly.
On narrow blocks it can make the difference between a short carry and a long one. The SFMTA authorizes temporary no-parking signs; apply a week or more ahead and check the posting rules and fees at sfmta.com.
