Family homes with the garage below

Most Excelsior housing is single-family, built mainly in the first half of the 20th century. The common layout is a row home with a garage at street level and living space up a flight of stairs, often with an in-law unit or storage room behind the garage. There are also older cottages and some two-unit buildings. A house that has been lived in for years usually comes with a full garage, a storage room or two and more furniture than a city apartment, and the crew plans the load around that. The stair from the garage up to the living floor is often steep and turns once, so tall dressers and china cabinets get extra wrapping and sometimes come apart first.

The streets named for world cities

The Excelsior sits in the southern part of San Francisco, below Bernal Heights and next to the open hills of McLaren Park. Mission Street is its main commercial strip, lined with bakeries, groceries and small family-run shops. The neighborhood is known for its street names: many run in a sequence named for world capitals and countries, such as Paris, London, Lisbon, Madrid, Naples and Vienna. Balboa Park BART and I-280 are at its western edge, which makes it one of the quickest parts of the city to reach from the south.

Rates for a full family house

Crew size follows the bedrooms. A two- or three-bedroom house usually gets three movers at $175 an hour; a three-bedroom over 1,800 square feet, or four bedrooms and up, gets four movers at $235. Two movers at $145 fit only a very small move. There is a 3-hour minimum, then 15-minute increments, and the hourly rate stays the same on weekends.

Typical Excelsior move by home size

To help you budget an Excelsior move, we took the hours on the final bills of our recent local moves and applied the standard crew rate for each size. It is a guide, not a flat price: you pay for the time your move actually takes.

Home sizeCrewTypical hoursTypical cost
Studio3 movers, $175/hr3.5 to 4 hours$613 to $700
1 bedroom3 movers, $175/hr3 to 4.5 hours$525 to $788
2 bedrooms3 movers, $175/hr4.5 to 7.75 hours$788 to $1,356
3 bedrooms, under about 1,800 sq ft3 movers, $175/hr7 to 12.5 hours$1,225 to $2,188
3 bedrooms over about 1,800 sq ft, or 4+ bedrooms4 movers, $235/hr7 to 12.5 hours$1,645 to $2,938

Hours are the middle half of billed hours on our recent local moves for direct customers, July to October 2026, including the drive between homes; account and partner-billed jobs and jobs with our full packing service are left out. Packing materials are extra, and every job has a 3-hour minimum ($525 with 3 movers).

Homes here are often fuller than the square footage suggests, with a full garage and a storage room behind it, so plan toward the upper end of your row.

Hills and short curbs

Parts of the Excelsior are steep, especially the streets climbing toward McLaren Park, and driveways cut most blocks into short pieces of curb. The truck needs about 40 feet. If that is not available legally, a temporary space can be arranged; our parking permit page explains the process in San Francisco. Mission Street carries heavy bus traffic, so homes right on it need extra care with timing.

Close to the freeway from San Jose

About 40 miles northwest of downtown San Jose, the Excelsior is reached by I-280 or US-101 with very little city driving. The drive to you is free. Morning jobs in San Francisco start in a 9 to 11 AM window, with a call from the foreman about half an hour out. A move from here back down to the Peninsula or South Bay will almost certainly exceed 10 minutes between addresses, which means state rules double the drive time between the two.

How San Francisco requests break down

The 94112 ZIP, which also covers Ingleside and the Outer Mission, sent only one request in our recent data. Citywide, we logged 43 non-account quote requests from San Francisco between mid-July and late October 2026, with 28 booked or completed. Three-bedroom homes made up 5 of them; one- and two-bedroom homes made up most of the rest.

Excelsior moving checklist

  • Sort the garage and back storage room first; they usually take the longest.
  • If an in-law unit is moving separately, tell us so we can plan both.
  • Ask about our 5% friend-referral or 7% repeat-customer discount.
  • If we are moving a washer, dryer or gas range, have someone from your side there to handle the water and gas connections.
  • Keep a clear path from the garage to the street.
  • Photograph the back of the TV and electronics before unplugging, so setup at the new home goes quickly.
  • Walk the house with the foreman at the start so nothing in a back room is missed.

Questions and answers

Can you move our washer and dryer?

Yes. We disconnect and move appliances, but someone from your side should be present to handle water and gas lines.

We have a lot in the garage. Should we pack it ourselves?

Packing ahead saves time. If you want us to pack, materials are charged as used and the time is billed hourly.

Do you charge more for the stairs to the living floor?

No. Stairs only add time, which is billed at the regular hourly rate.

What time will the crew arrive?

San Francisco morning moves have a 9 to 11 AM arrival window, and the crew calls 30 minutes ahead.

Do you take Zelle or checks?

No. We accept cash, money order, Visa and Mastercard, with a 3% fee on cards.
