A walkable downtown on the creek, older houses on the flats, and hillside homes on streets that twist up from the valley floor. Answers to what people ask before a San Anselmo move.
Call toll free1-877-417-6060In the middle of the Ross Valley in central Marin County, between San Rafael to the east and Fairfax to the west, with Ross to the south. The unincorporated Sleepy Hollow area lies in the valley to the north. The town uses ZIP 94960.
The downtown runs along San Anselmo Avenue, close to San Anselmo Creek, with small shops and restaurants on both sides of the street.
Sir Francis Drake Boulevard is the main road through the valley, connecting San Anselmo to US 101 at Greenbrae. Red Hill Avenue leads east toward San Rafael. The two meet at the Hub, the busy intersection on the east side of town.
The valley has few through roads, so Sir Francis Drake and the Hub back up at commute and school hours. A mid-morning start usually means a shorter drive at both ends.
Older bungalows and cottages near downtown, single-family homes on the flatter streets of the valley floor, and hillside houses on steep, winding streets above it. Sleepy Hollow has larger lots with longer driveways.
Many homes have a driveway. If the truck has to hold space on a public street, the Town of San Anselmo sets the rules. In Sleepy Hollow, outside town limits, roads are county roads. We check what applies to your address.
On the flats, usually. On the narrow hillside streets a full-size truck may not be able to climb, park or turn, so we bring a smaller truck and shuttle loads.

Most San Anselmo moves start or end somewhere else in the Ross Valley, and each part of the valley moves a little differently:
| Area | Typical homes | Route | Planning focus |
|---|---|---|---|
| San Anselmo | Older homes downtown, hillside houses | Sir Francis Drake, Red Hill Avenue | Hub traffic, narrow hill streets |
| Sleepy Hollow | Larger homes on bigger lots | Through San Anselmo | Long driveways, county roads |
| Fairfax | Cottages and canyon homes | Sir Francis Drake, west | Steep roads, stairways |
| Ross | Large older homes on wooded lots | Sir Francis Drake, south | Narrow lanes, long carries |
| San Rafael | Houses, condos and apartments | Red Hill Avenue or US 101 | Downtown curb space |
