Residential towers with reserved service elevators, loading docks and insurance paperwork, on a busy grid with light rail running through it. This is how a Downtown move day comes together.

Most of San Jose is houses and low apartment complexes. Downtown is the exception. The core around San Pedro Square, Plaza de Cesar Chavez and the convention center has a cluster of residential towers and mid-rise buildings, most of them in ZIP 95113, with the San Jose State side in 95112 and the blocks out toward Diridon Station in 95110.
The VTA light rail runs right through the middle on First and Second Streets, Santa Clara Street and San Carlos Street carry traffic east and west, and Highways 87 and 280 frame the west and south sides. Guadalupe River Park runs along the western edge. Japantown is to the north, Naglee Park is just past the university to the east, and the older homes of the Rose Garden and Willow Glen begin to the west and southwest.
Moving into a tower is less about stairs and curb gaps and more about the building. The management office decides when you can move, which elevator you get, where the truck goes and what insurance paperwork they need first.
Most Downtown buildings run moves through a property manager or HOA. This is the order we work through it with you:
Ask management for the move policy in writing: allowed days and hours, how the service elevator is booked, any deposit, and the exact wording they need on the certificate of insurance.
Forward the insurance requirements for both buildings. We provide the COI to each management office so the move is approved on both ends.
Many towers have a loading dock or a garage loading area with its own schedule. If yours does not, the truck needs curb space, and San Jose's Department of Transportation issues a Tow-Away Permit to hold it. Plan on about two weeks for the permit.
Sharks games and concerts at SAP Center, conventions and Downtown street events all add traffic and close lanes. If your date lands on one, we plan an earlier start.
The crew checks in at the front desk or the dock, confirms the elevator is keyed for the move and lays floor protection from the unit to the elevator. Furniture is wrapped in moving blankets inside the unit.
Furniture that needs it is taken apart in the unit, and items are staged near the elevator so each ride goes down full. At the new address the steps reverse and end with reassembly.
Downtown moves are billed by the hour: $145 for 2 movers, $175 for 3 movers and $235 for 4 movers, with a 3-hour minimum and packing materials as used. Time waiting on a shared elevator counts, which is why a reserved elevator saves money.
Every full-service move includes floor protection, moving blankets, tape, wardrobe boxes, and furniture disassembly and reassembly. If you would rather not pack, our crew can do it; see packing services and the moving cost guide.

A front desk, a service elevator and set move hours are typical. The elevator booking and the COI come first, and some buildings book move slots well ahead.
Usually managed by an on-site leasing office with its own move form. Parking for the truck is often in a garage entrance or a short loading zone, so get the details early.
Older walk-ups and houses around San Jose State and the historic blocks have stairs instead of elevators. Tell us the floor and the width of the stair.
Office towers have their own dock rules and often require after-hours moves. Our commercial moving service handles furniture, files and equipment.

Yes. Send us the building's requirements and we provide the COI directly to management, for both your current building and the new one.
If you can. Games and concerts at SAP Center and large Downtown events bring heavy traffic and lane closures. If the date is fixed, an earlier start helps.
2 movers are $145 an hour, 3 movers $175 an hour and 4 movers $235 an hour, with a 3-hour minimum, plus packing materials used. Elevator waiting time counts toward the hours.
Book the dock time with management and tell us the window. We plan the truck to arrive at the start of it.
If there is no dock or garage loading area, usually yes. San Jose's Department of Transportation issues a Tow-Away Permit to reserve curb space. Apply about two weeks ahead and confirm current rules with the city.
Japantown is a short drive north on First Street, Naglee Park is just east of the campus, the Rose Garden is west past Diridon, and Communications Hill is a few minutes south on Highway 87.
