The Rose Garden neighborhood01 · Landmarks

Named for the garden at its center

The Rose Garden neighborhood takes its name from the San Jose Municipal Rose Garden at Naglee and Dana Avenues, a public garden with thousands of rose bushes and a fountain at the center. A few blocks away, on Park Avenue, is the Rosicrucian Egyptian Museum and its grounds. Most of the neighborhood is in ZIP 95126, west of Downtown San Jose.

The Alameda forms the eastern side of the neighborhood and Bascom Avenue the western side, with Naglee Avenue, Park Avenue and Dana Avenue crossing between them. Santa Clara is just to the north, and Downtown, the Shasta-Hanchett area and Willow Glen are all a short drive away.

Traffic is concentrated on The Alameda, Bascom Avenue and Park Avenue, and the residential streets between them are mostly quiet and tree-lined. The drive in is easy. The work is at the house.

Period homes02 · Housing stock

Built between the wars

Many of the houses here were built in the 1920s through the 1940s, and they show it in the best way: Spanish Revival homes with stucco walls and tile roofs, Tudor Revival homes with steep gables, and Mediterranean and Colonial Revival styles mixed in. Many have been carefully restored, with original hardwood, built-in cabinetry, leaded windows and plaster walls.

Those details are what buyers pay for, and they are also what a careless move damages. Plaster dings easily at corners. Original oak floors scratch when a dolly wheel picks up grit. Arched doorways and curved stair landings leave less room to turn a dresser than a square opening does.

Buying and selling03 · Real estate

When a period home changes hands

Rose Garden homes tend to be bought by people who love older houses, and sold by owners who have lived in them a long time. Both sides of that sale have timing pressure. Sellers often need furniture out before staging or listing photos. Buyers may want to refinish floors or update wiring before they move in, which means a gap between closing and move-in.

We can split a move into steps to fit the sale: pull extra furniture out to storage before the home is listed, move the rest after closing, and deliver everything once the new home is ready. Agents who want a dependable mover for their clients can see our page for real estate agents.

How we handle older homes04 · Our approach

A checklist for period houses

On a Rose Garden move, the crew works through a few extra steps:

Parking and access05 · Practical

Getting the truck to the door

01

Driveways

Many homes have a driveway beside the house to a garage in back. It is often narrow, so the truck usually stays at the curb.

02

Curb permits

San Jose's Department of Transportation issues a Tow-Away Permit to reserve curb space. The city suggests applying about two weeks ahead, and we help with the permit hold.

03

Garden traffic

The Rose Garden draws visitors on weekends, especially in late spring when the roses peak. Nearby streets fill with parked cars on nice days.

Rose Garden
moving FAQ.

Can you protect plaster walls and original floors?

Yes. Floor protection is included, and we pad furniture with moving blankets before it moves so corners do not touch walls or door frames.

Will my large furniture fit through an arched doorway?

If it came in, it can go out. We measure the large pieces and the openings, and we take apart beds, tables and similar items when that is safer.

Do I need a parking permit for the truck?

If the truck needs to use the curb on a city street, San Jose's Department of Transportation issues a Tow-Away Permit. Apply about two weeks ahead. We help with the permit hold.

How much does a Rose Garden move cost?

For a Rose Garden home, figure $145-185 an hour for a team of 3, with a 3-hour minimum and packing materials charged only as used. Date and availability decide the exact rate.

Can you pack only our antiques and fragile items?

Yes. Packing can be partial, such as one room of china and art, or the whole home.
