Evergreen at a glance01 · Geography

Up against the eastern foothills

Evergreen covers the southeast side of San Jose, where the valley floor runs up into the foothills of the Diablo Range. It spans parts of three ZIP codes, 95121, 95148 and 95135, with 95135 taking in much of the higher ground to the east. Capitol Expressway roughly marks the western edge, and San Felipe Road, Aborn Road, Quimby Road, White Road and Yerba Buena Road carry most of the traffic within the neighborhood.

Evergreen Valley College sits in the heart of the area, and Lake Cunningham Regional Park is close by. To the south, Evergreen blends into Silver Creek. US 101 and Capitol Expressway are the main connections, so most trucks arrive that way and climb from there.

The hills that frame Evergreen also shape its streets. Heading east from Capitol Expressway, the grade rises block by block, and newer subdivisions higher up curve around the slopes. A truck route that looks short on a map can include tight turns, so we look at access for hillside addresses before move day.

Three kinds of Evergreen moves02 · Housing stock

Not one neighborhood, but several

Evergreen grew in stages, and each stage built a different kind of home:

Planning notes03 · Practical

What to sort out before move day

01

HOA rules

Ask your HOA for its move rules early. Some limit move hours, require advance notice, or ask for a certificate of insurance. We handle COIs for HOAs and buildings.

02

Gates

For a gated community, give the gate or office our arrival window and truck details so the crew is not held at the entrance.

03

Sloped driveways

A loaded truck parks on level ground. On a steep driveway that may mean a longer carry, which we account for in the estimate.

04

Afternoon heat

The east side runs warm in summer. An early start helps the crew and keeps sensitive items out of a hot truck.

New construction04 · Move-ins

Moving into a newly built home

New homes continue to go up on the east side, and moving into one comes with its own checklist. Builders usually schedule a final walk-through before closing, and it is worth doing it before the furniture arrives, so any marks on walls or floors are noted as the builder's and not the move's.

Fresh floors and paint scratch easily. We put floor protection down on every full-service move and pad doorways where the large pieces pass. Confirm the garage door opener, utilities and any community gate access are active for your move date, since a truck waiting on a code or a key burns time.

If the closing slips, which happens with new construction, storage with flat monthly pricing can hold everything until the keys are ready.

Downsizing05 · Common move types

Helping long-time owners move on

A lot of Evergreen moves are downsizing moves: a family home of twenty or thirty years going to a smaller house, a condo, or an active-adult community. Those moves go best when they are planned in stages. Decide what goes, what goes to family, and what goes to storage for a while, and we can move each part on its own schedule.

For the packing itself, we can do as much or as little as you want, from a few rooms of china and framed art to the whole house. See packing services for the options, or local moving for how a standard move day works.

Evergreen moving cost06 · Pricing
$145-185per hour · team of 3 movers

$145-185 an hour for a team of 3 movers, with a 3-hour minimum, plus any packing materials used. The rate depends on date and availability.

Furniture disassembly and reassembly, blankets, tape, wardrobe boxes and floor protection are part of every full-service move.
