South San Jose01 · Geography

Between the freeways and the hills

Blossom Valley is in South San Jose, mostly within ZIP 95123. Blossom Hill Road runs east-west through the middle, crossed by Santa Teresa Boulevard and Snell Avenue. State Route 85 runs through the area, and US 101 and State Route 87 are close, which makes it one of the easier parts of the city to reach with a moving truck.

Westfield Oakridge, on Blossom Hill Road, is the neighborhood's main shopping center. To the south, the streets end at Santa Teresa County Park and its hills. VTA light rail runs along the Highway 85 corridor, with stations such as Blossom Hill, Snell and Santa Teresa, so plenty of residents commute by train.

The name recalls the orchards that covered the Santa Clara Valley before the subdivisions arrived in the decades after World War II. Today Almaden Valley is a short drive west and Silver Creek sits across US 101 to the east, so many local moves here stay within South San Jose. Moves toward Downtown or North San Jose usually run up State Route 87 or US 101.

What we see02 · Housing stock

Three kinds of Blossom Valley homes

01

Tract homes

Single-family homes from the 1960s and 1970s make up most of the neighborhood. Flat streets, attached garages, and short driveways the truck can use.

02

Townhomes

Townhome complexes with shared drives and HOA rules. Two-story layouts mean the bedroom furniture comes down a staircase.

03

Condos

Condo and apartment complexes, many near Blossom Hill Road and the light rail. Expect assigned parking, longer walks from the truck, and sometimes an upstairs unit with no elevator.

04

Foothill streets

Homes near Santa Teresa sit on gently sloping, curving streets. A quick look at access before move day avoids surprises.

Condo and complex moves03 · Practical

The long walk from the truck

In a lot of Blossom Valley complexes, the truck cannot park beside your door. It stops in a fire lane loading spot, a guest space or at the curb, and everything travels along a path or through a parking area to reach the unit. That distance matters as much as the size of the home, so we ask about it when we quote.

A few things help. Find out where your complex allows moving trucks to park and whether it needs notice. If the HOA asks for a certificate of insurance, send us the requirements and we will issue it. Clear the path from the truck to the door, and if you are on an upper floor without an elevator, mention it so the crew is ready for the stairs.

Who moves here04 · Common move types

Starter homes and next steps

Blossom Valley has long been a place for first homes, and that drives a lot of the moves we are asked about: renters buying their first townhome, condo owners moving up to a single-family house, and families moving out to a bigger place in Almaden Valley or Silver Creek. Most are local moves of a few miles.

If your closing dates do not line up, storage with flat monthly pricing can bridge the gap. For moves out of the area, see long-distance moving.
