Why hills change the plan

01

Steep driveways

Some Almaden Valley driveways climb sharply from the street. A loaded truck should not sit on a steep grade, so it often parks on the flat and we carry or dolly up and down.

02

Cul-de-sacs

Many homes sit on court-style streets where a long truck needs room to turn around. We size the truck to the street, not just to the house.

03

Split levels

Hillside lots bring split-level layouts, garage-level entries and exterior stairs. We count steps during the estimate so the time on the quote reflects them.

04

Narrow foothill roads

Roads toward the reservoirs and the county park get narrow and winding. Homes out that way get a closer look at access before move day.

Where Almaden Valley is02 · Geography

The southwest corner of San Jose

Almaden Valley fills the southwest corner of San Jose, mostly within ZIP 95120. Almaden Expressway is the main north-south route in and out, and Camden Avenue, Harry Road, McKean Road and Almaden Road carry most of the local traffic. The valley is ringed by hills on three sides, with Santa Teresa County Park to the southeast and the foothills of the Santa Cruz Mountains to the south and west.

South of the neighborhood is New Almaden, a small historic district that grew up around the mercury mines that operated there for more than a century. Much of that mining land is now Almaden Quicksilver County Park, and the Almaden and Guadalupe Reservoirs sit in the hills nearby. Those open spaces are a big reason people move here, and they also explain why some streets end in steep grades and winding curves.

Getting a truck in is usually simple from the expressway. Getting it close to the front door is the part that takes planning.

The homes03 · Housing stock

Larger houses, fuller garages

Most of Almaden Valley was built out from the 1960s through the 1980s, with single-family homes on larger lots than you find closer to Downtown. Ranch homes and two-story tract houses fill the flatter streets, and custom and hillside homes sit higher up. A lot of families have lived in the same house for a long time.

That usually means a bigger move. Three- and four-bedroom homes come with full garages, backyard furniture, home offices and sometimes a piano or gym equipment. The best way to get an accurate number is a walk-through, and we offer a free on-site inspection so the quote reflects what is actually in the house. If you want help getting ready, our packing services cover a few fragile rooms or the whole home.

Leaving the valley04 · Where people go

Downsizing, relocating and moving out of state

Moves out of Almaden Valley tend to fall into a few patterns. Long-time owners downsize into a smaller home or a condo, sometimes keeping part of the household in storage while they decide what to keep. Families relocate for a new job, sometimes across the country. And plenty of moves are local, to Los Gatos, Campbell, Cambrian Park or another corner of San Jose.

We handle all of those: local moving within the South Bay, long-distance moves out of state, and storage with flat monthly pricing when the timing between homes does not line up.

Heavy and bulky items05 · Preparation

Getting a big family home ready

Larger homes have more of the items that take extra time. Plan for them early:

Standard, Silver (+$35/hr) and Golden (+$70/hr) packages are available. The moving cost guide breaks down what affects the total.

Almaden Valley
moving FAQ.

Can the truck park in my steep driveway?

Usually not with a full load. A truck parked on a steep grade is a safety risk, so we park on level ground and carry the distance. We check this before move day.

Do you move hillside homes near the county parks?

Yes. Roads toward Almaden Quicksilver and the reservoirs can be narrow and winding, so we look at access during the estimate and pick the right truck.

Can I get an in-home estimate for a large house?

Yes. We offer a free on-site inspection, which is the most accurate way to quote a three- or four-bedroom home with a full garage.

How much does a move in Almaden Valley cost?

Pricing is hourly: $145-185 for 3 movers with a 3-hour minimum, plus whatever packing materials go into the job. The rate shifts with date and availability.

Do you handle moves out of state?

Yes. We do long-distance and corporate relocation moves, along with packing and storage.
