Townhome complexes, 1960s ranch homes and new buildings near BART. We sort out the HOA rules, the loading zone and the stairs before the truck arrives.
Call toll free1-877-417-6060Berryessa is in northeast San Jose, mostly within ZIP 95132. Milpitas is directly to the north, Interstate 680 runs along the western side, and the eastern edge climbs into the foothills toward Alum Rock Park. Berryessa Road, Capitol Avenue, Piedmont Road, Sierra Road, Morrill Avenue and Lundy Avenue are the streets you will drive most.
The neighborhood changed a lot when BART arrived. Berryessa/North San Jose station opened in 2020 on the western side of the area, next to the long-running San Jose Flea Market on Berryessa Road. Penitencia Creek Park and its trail run through the middle of the neighborhood toward the hills.
Because the neighborhood runs right up to the Milpitas line, plenty of moves cross it in one direction or the other. Those are short drives, so most of the billed time goes into loading and unloading rather than the road. Moves toward the East Bay usually take Interstate 680 or 880, and moves toward Downtown use US 101 or surface streets like Capitol Avenue.
Most moves in Berryessa start or end in one of these:
A truck in a shared drive can block neighbors. We plan a short, focused load and ask the HOA where moving trucks are allowed to stand.
Three-story townhomes mean a lot of trips up and down. Sofas and box springs that fit the stairwell coming in will fit going out, so we take measurements seriously.
Many associations want a certificate of insurance or advance notice. We handle COIs for HOAs and buildings.
Visitor parking fills up on weekends. Holding a couple of spaces near your unit with cars you move later helps.
With BART on one side and Interstate 680 on the other, Berryessa is a practical base for people who work in North San Jose, Milpitas, Fremont or farther up the East Bay. That brings a steady flow of moves into the new buildings near the station, and out of apartments into first townhomes and houses.
For apartment moves, the building usually sets the rules: elevator reservation, a move window, and a certificate of insurance. We take care of the COI and the elevator reservation. For house and townhome moves, we bring the local moving basics: a team of 3, blankets, tape and floor protection. Relocating from out of state? See long-distance moving.
Newer apartments near transit often have smaller rooms and tighter closets than an older house. If you are moving into one, measure the large pieces against the floor plan first. It is easier to decide what fits before move day than at the door.
Many Berryessa moves are a first step up from an apartment. A few things change when you go from one to the other:
$145-185 an hour for a team of 3 movers, with a 3-hour minimum, plus any packing materials used. The rate depends on date and availability.
Packages run Standard, Silver (+$35/hr) and Golden (+$70/hr). The moving cost guide shows how the hours add up.
